Foundation Inspection and Estimates
I’m Alex, and I’ve spent years crawling under houses, staring at cracked slabs, and explaining to homeowners what’s actually going on beneath their feet.
A foundation inspection isn’t complicated once someone walks you through it, but most companies rush the visit and hand you a quote with no explanation. That’s not how I run things.
When you call for an inspection, I come out myself or send someone on my crew who’s done this for years, not a salesperson reading off a script. We look at the whole picture: interior cracks, exterior grading, door and window alignment, crawl space moisture, and slab movement.
In older Raleigh neighborhoods with clay heavy soil, that moisture piece matters more than people expect. Clay expands when it’s wet and shrinks when it dries out, and that constant push and pull is behind a lot of the cracking we see.
What the Inspection Covers
- Foundation walls, both inside and outside, checked for horizontal, vertical, or stair step cracks
- Floor levelness, measured with a laser level so you get actual numbers, not guesses
- Crawl space condition, including standing water, wood rot, and insulation damage
- Drainage around the exterior, downspouts, and grading slope
- Interior signs like sticking doors, gaps around windows, or separating trim
We take photos and measurements as we go. You’ll see the same data we’re looking at, not just our conclusions.

How We Build the Estimate
Here’s the part most companies skip: we tell you why a repair costs what it costs, not just the number. If your home needs push piers, we’ll explain why we’re recommending push piers over helical piers for your specific soil and load conditions.
We work with piers from Foundation Supportworks and occasionally AB Chance systems depending on the depth needed to reach load bearing soil or bedrock.
For crawl space encapsulation, we typically spec vapor barriers and dehumidifiers from CleanSpace or SaniDry, both of which have held up well in the humid conditions we deal with here.
Every estimate breaks down into three parts.
| Section | What It Shows |
|---|---|
| Diagnosis | What we found and what’s causing it |
| Recommended repair | The specific method and materials, with reasoning |
| Cost and timeline | A firm number, not a range that balloons later |
No surprise add ons after the crew shows up. If something changes once we open a wall or dig near the footing, we call you before doing anything extra.
What This Costs You
Nothing. The inspection and the estimate are both free, no strings attached. I’d rather spend an hour with you explaining what’s happening than have you sign something you don’t understand. Some homeowners just want peace of mind that a small crack isn’t a big problem.
Others are staring down a listing inspection with a week to fix something. Either way, you walk away knowing exactly where you stand.
If you’ve noticed a crack, a sticking door, or a floor that doesn’t feel level anymore, get it looked at before it gets worse. Give us a call and we’ll set up a time that works for you.
