Encapsulation goes further: it seals the entire space, including walls, vents, and often the rim joist, and typically adds a dehumidifier to manage the air itself.

A vapor barrier alone is better than nothing, but in a humid climate like ours it often isn’t enough on its own. Air still moves through vents and gaps in the wall, carrying moisture in even after the ground is covered. That’s why most homes we work on end up needing the fuller system, especially if there’s already visible mold or wood rot.
On the materials side, we use heavy duty liners such as CleanSpace or the Viper vapor barrier system rather than the thin 6 mil plastic sold at hardware stores. Thin plastic tears easily and doesn’t hold up to foot traffic during future repairs or inspections. For dehumidification, we typically install Santa Fe or Aprilaire units sized to the square footage of the space, and where drainage is needed, a Zoeller sump pump handles water removal reliably. These aren’t the only brands on the market, but they’re the ones we trust after years of callbacks (or the lack of them).

Every job starts with an inspection. We check the current vapor barrier condition, look for active water intrusion points, and test humidity levels with a hygrometer rather than guessing. From there:

- Seal or replace foundation vents if doing full encapsulation

Nationally, homeowners typically spend somewhere between $1,500 for a basic barrier and $8,000 or more for full encapsulation with a dehumidifier and drainage work on a larger home.
