Most of our crawl space calls start the same way. Someone smells something musty in a downstairs closet, or they notice the hardwood floors have started to cup near an exterior wall. They call us expecting a quote on new flooring. Instead we end up under the house with a flashlight, and nine times out of ten, the real problem is sitting right there in the vapor coming off the dirt.

Raleigh sits in a humid subtropical climate zone, and the Piedmont clay under most neighborhoods does not drain the way sandy soil does. NOAA’s climate data for the Raleigh Durham airport puts average annual precipitation at 46.1 inches, and from May through September, outdoor relative humidity regularly runs above 70%. That air finds its way through open foundation vents, hits the cooler surfaces under your house, and condenses. It is the same reason a cold glass of tea sweats on the counter in July.

Why Vented Crawl Spaces Struggle Here

The old building logic said vents let moist air escape. In our climate, that logic works backward. Warm outdoor air carrying a lot of moisture enters a crawl space that is several degrees cooler than the air outside, and the moisture has nowhere to go but onto your floor joists, ductwork, and subfloor. Once relative humidity sits above 60% for more than a few weeks, mold has enough of a foothold to start spreading across wood framing. We see it constantly on inspections between April and October.

North Carolina’s building code has caught up with this. Section R409 covers crawl space moisture control, and it reflects research from the U.S. Department of Energy showing that closed, conditioned crawl spaces perform better than vented ones in humid climates. Encapsulation is not a workaround to code anymore. In new construction and many renovations, it is closer to the expectation.

What’s Actually Involved

Encapsulation is a system, not a single product. Here’s the breakdown of what a proper job includes:

On the material side, we typically install liner from Stego Industries or a comparable reinforced polyethylene barrier, since thickness and puncture resistance matter more here than most homeowners expect. For dehumidification, we spec Aprilaire or Santa Fe units sized to the actual cubic footage of the space, not a generic one size fits all model. Undersizing the dehumidifier is one of the most common mistakes we correct on other contractors’ work.

Signs You’re Overdue for This

  • Musty smell in rooms directly above the crawl space
  • Visible condensation or rust on HVAC ductwork under the house
  • Wood floors cupping or gaps opening between boards seasonally
  • Insulation sagging or falling away from the subfloor
  • Higher than expected humidity readings inside the living space, even with the AC running

That last one surprises people. Your air conditioner cools. It was never really designed to dehumidify on its own, and on mild days it may not run long enough to pull moisture out of the air at all. A wet crawl space undermines it constantly.

What This Looks Like Locally

Mold remediation after the fact is not cheap. Current data for the Raleigh market puts average remediation costs around $2,145, with most homeowners paying somewhere between $1,000 and $3,300 depending on the extent of the damage. Encapsulation done up front is almost always the less expensive path over the life of the house, and it addresses the moisture source instead of the symptom.

We’ve also noticed a pattern in homes built before the late 1990s in older parts of the city: many still have open vents and no vapor barrier at all, which puts them squarely in the highest risk category for this climate. If your home falls into that group, an inspection is worth scheduling before summer humidity peaks, not after you’ve already found a problem.
