If you’ve noticed a gap opening up between your chimney and your siding, or you’ve stepped back and realized the chimney is leaning slightly away from the roofline, you’re not imagining it. A chimney sits on its own footing, poured separately from the main house foundation. That footing is smaller, it carries a lot of weight in a small footprint, and it responds to soil movement differently than the rest of the home. When the ground underneath shifts, the chimney often moves first and moves the most.
I’ve been doing this work long enough to know that most homeowners don’t think about their chimney foundation until a crack shows up. By then the movement has usually been happening for a while.
Why This Happens Here Specifically
Wake County sits on expansive clay soil. Clay absorbs water and swells, then dries out and shrinks. Wake County averages around 47 inches of rain a year, and it doesn’t fall evenly. A few heavy storms can soak the ground around a foundation footing in a matter of hours, and then weeks of dry weather pull that same soil back down. Repeat that cycle every year for a few decades and you get uneven pressure under different parts of the house. One corner of the chimney footing might sit on soil that drains fast. The other corner might hold water longer. That difference is what causes a chimney to tilt instead of sink straight down.
Older neighborhoods like Oakwood, Cameron Park, and Hayes Barton have a lot of masonry chimneys from the early to mid 1900s, built before anyone was pouring footings with today’s depth and reinforcement standards. Newer construction isn’t immune either. Faster grading and less mature drainage systems in growing areas can leave soil around a new footing less settled than it looks.
Signs Worth Paying Attention To
- A visible gap between the chimney and the exterior wall or roofline
- Stair step cracks in the brick or mortar joints, usually worse on one side
- The chimney leaning away from the house when viewed from the street
- Cracked drywall or trim on interior walls near the chimney chase
- Mortar crumbling faster on one face of the chimney than the others
A crack that’s the same width from top to bottom usually points to simple settling. A crack that’s wider at one end than the other is a sign the soil underneath is moving unevenly, and that’s the kind of problem that gets worse without support.

What the Repair Process Looks Like
We start with a site visit and a physical inspection of the chimney, the footing where it’s visible, and the grading around the base. From there we dig test holes near the footing to see how deep it sits and what the soil looks like at that depth. That tells us which pier system fits and how many piers the footing needs. Installation for most residential chimneys takes one to two days depending on access and pier count. Once the piers are set and the load is transferred, the chimney is stabilized and, in many cases, can be lifted back closer to its original position.
We also check the flashing and mortar joints while we’re there. A chimney that’s been leaning for a while often has water intrusion at the roofline that a homeowner hasn’t noticed yet, and it’s worth fixing at the same time rather than coming back for it later.
