Why Basements Need a Different Approach Than Garages

Concrete is porous, and a basement slab sits below grade, in direct contact with soil that holds water long after a storm has passed. That moisture moves through the slab as vapor even when the surface looks dry.

The Process, Step by Step
Every job follows roughly the same sequence, though the timeline shifts depending on moisture readings and how much crack repair the slab needs.
- Grind the concrete with diamond tooling to open the surface pores and remove old sealers or paint.
- Vacuum and test the slab for moisture and pH.
- Fill cracks and low spots with an epoxy or polyurea filler.
- Apply a primer coat, sometimes a moisture mitigating primer depending on test results.
- Apply the base epoxy coat, broadcasting color flake or quartz if you've chosen a decorative finish.
- Apply a clear topcoat, usually polyaspartic or polyurethane, for abrasion resistance and UV stability.
Cure time depends on the product line. Standard epoxy needs 24 hours before light foot traffic and about a week before you move furniture back in. Polyaspartic topcoats cure faster, sometimes allowing foot traffic the same day, which is why we use them on basements that double as living space and can't sit empty for a week.

Sherwin-Williams' epoxy and polyaspartic lines give us more working time on larger basements, which matters when a slab runs past 800 square feet and needs to stay wet enough to blend seams.
Sika's moisture mitigating primers are what we reach for when a basement's vapor emission test comes back high but the homeowner still wants a hard, sealed floor rather than a full waterproofing overhaul.
None of these brands is universally better than the others. The right one depends on your slab's moisture profile, your budget, and how the space gets used.

What to Expect After Installation
A properly installed epoxy floor holds up for 10 to 20 years with normal use. It won't stop groundwater from finding its way in if your basement has a drainage problem, and it isn't a substitute for a sump pump or exterior grading work.
